Urigroup assesses economic drivers that favor market expansion, while identifying markets poised to capitalize on a region’s growth. We leverage our wealth of experience and diverse skillset in commercial real estate development, finance, and construction along with industry leading strategic partners to overcome barriers to entry. We develop nascent opportunities for communities, operating with local engineering and architectural firms, creation of construction jobs in the local community, together with the retaining of the neighborhood workforce. The result will be a green development that will improve services to the residents, as well as provide the community with a platform for growth. Public Private Partnerships: An Alternative to Taxation

Urigroup, as a P3 provider, is poised to meet the needs of the public sector by providing technical expertise and structured financing models that meet the challenges of our present complex economic climate. At the inception of discussions between Urigroup and the public entity or institution, it is important that we seek to consider every available off-set, such as historic, new market, and low income housing tax credits, tax increment financing, abatements, building and energy efficiency design enhancements, etc. We perform this triage in order to explore all possibilities to lower overall financing costs for our public client. We will seek to achieve and maintain, an industry-recognized standard for green building; accessing sources of funding through the implementation of energy improvements/infrastructure and/or Investment Tax Credits as potential source of increased savings or leveraging of public funds. Additionally, when appropriate, we will seek to define additional asset classes during the planning phase that may benefit the client. The Urigroup methodology is designed primarily to share responsibilities and costs between the public and private sectors and improve project delivery by creating practice groups composed of experts in their given fields. It has been our experience that strategic alignments, when planned and implemented correctly, consistently deliver projects on time and on budget.

Community-Based Approach

Urigroup is committed to working actively with community stakeholders to arrive at innovative and appropriate design solutions that are “owned” by the community. Our approach to community engagement consists of conducting over local neighborhood organization meetings including workshops to engage communities in planning “win-win” solutions for challenging urban conditions. In each case, we have worked to craft a stakeholder infrastructure that is specific to the unique conditions and makeup of the project and the community. We seek to involve residents, community leaders, clergy, elected officials, county officials and staff and other important participants, as appropriate, to obtain the right and necessary level of community participation to ensure the project’s success.
